@Jack B.ANYTHING, as you pointed out, can be faked.BUT... if you are doing that for an apt, you risk committing a crime by falsifying information.So, let's say a tenant has the following:- NO CRIMINAL HISTORY from the Report- HIGH CREDIT Score from various sources- Qualified and Verifiable Income from their Employer- NO EvictionsAfter checking all of that, they then submitted a FALSE 6 months bank statement?!

Additionally, I *think* my offer was suspect because I submitted a LOI instead of a PA, and I probably came across as a newbie on the phone, so they may have wondered if I would actually close.Lessons learned.

.- Buyer submits offer to buy house at 250k- House appraisal comes in at 230kNow this is where it gets interesting...- Seller offers to owner finance the deficit in the appraisal of 20k.- Seller does this by offering terms of a loan and is willing to take second position behind primary loan.

I have never collected cash, I even require security deposits to be submitted via the bank so there is a paper trail of everything (for them and me).
