I am not a lawyer though but I would feel comfortable with this in front of a judge holding our lease agreement which they broke which spells this out.

You could double close on the property with a joint venture agreement between you and the other wholesaler that spells out how you will split the proceeds.

If your RTO is a Lease with an Option or a Requirement to purchase, then the person living in the house is a tenant, you are the owner, and the risks and responsibilities are clearly spelled out.

Not too difficult but my only thought was if the names are formatted or spelled differently on different lists it may not be a perfect system but those are probably few and far between and done is better than perfect!

On the very far right I would have broken down receipts saying, 3 roller covers $11.40, brush $16.25, tray liners $12.20... etc. it's a little over the top, but it helps spell out where things are with each new house.
