I just reviewed my PM sheets for the year in my HOUSTON properties.  1st half of the year I had PM who charged 10% PM fees and had BUTT load of maintenance costs.   I moved PM to a NEW property manager who charges a flat fee of $75/month.

Here is an example of ONE property comparison between OLD PM vs. New PM.

Jan to May - OLD PM - Joni

Total expenses $5238 (crazy!!!!)

Total Rent: $5727

Net income: $489 (pitiful)

June to Dec - new PM - Jerry

Total expenses - $525 ($75/month management fees, ZERO maintenance!!!)

Total rent - $9765

Net income - $9240 !!!

What a difference a good PM makes in your cash flow.  

If you have good reasons to change PM, please don't hesitate, you could be losing a ton of money or missing opportunities to improve your cash flow position.
