Vacancy during the "summer" semesters?

I am currently heading into the last semester of my undergraduate degree in civil engineering.

Some stay for a short semester at a local college, some get a job opportunity out of state, some moved out of the country.  

The college has a pretty good co-op plan from what I understand, (Alternating semesters of work and school -- gives the student a full year's worth of full time work experience before graduation) so if I can get a job through that I will be in the college town for a total of three years, Junior, Senior, plus an extra for work. 

My goal is to buy my first property this year in the summer months since I'm just too busy with engineering and being a part of a club which just doesn't leave enough time for me to do much other than studying for school and real estate during the semester. 

And if you want to teach in college, be an adjunct professor at a community college for a few semesters while you flip houses.

If you go month to month with students you have to be prepared to carry the house for at least a semester if they leave.
