1) Buy great deals that cash flow immediately so that you can continue to grow2) Try to buy on owner financing or terms (lease option, option, sandwich lease, contract for deed, etc.) then you won't need to tap into your equity, you can instead tap into someone else's (the sellers)3) Yes learn to option properties.

I would **strongly** suggest you talk to a CPA or lawyer who does inheritance.2) I suspect you could do a 30 year Lease Option or something like that whereupon you do sandwich leases to the tenants, collect the rent and pay him the mortgage amounts.

They were like animals for the kill so i paid rather face loosing all my monies they would say your a renter u will be out in a day, they would say..Im not your agent" I was facing the devil himself and it turned out they were a local part of a network of agents that were victimizing out of state renters and investors by this site with these promises and the tenants were just actually assigned to these homes that the agents had held by those dam sandwich option contracts until they could lure a sucker in them with those home ownership deals and belief of actually being able to buy a home, yet soon as that contract was complete began the method of tactics threats intimidation that i could see would have a person new to Nevada running for their lives..yet it made me want to win the right to buy a goal and i stuck it out to the tune of submitting over $22k in 11 months and when the time came I was allowed to notify them of the purchase being requested..

I just did one where I gave the Optionor $100 as my Option payment (refundable), I pay $850 a month on the lease and I put it out to Sandwich Lease and got $10,000 as an Option Fee (non-refundable) and they pay me $1250 a month.

You need to find out what’s missing in the neighborhood that the potential regular customers would like.If you’re talking about a strip mall location,you might consider a sandwich shop or an ice cream place like Coldstone Creamery.
