In addition, I bought a used truck which I use for the property because I needed one now that I am a landlord; I have also been savings gas receipts just in case this is tax deductible as well.

I don't know how I managed these properties, granted they were within walking distance, but I had friends and contractors with trucks.  

The flip side of that is sometimes us locals are spoiled because we've seen the monster cash flow homerun deal and turn our nose up at a solid double. 

For hiring it out (plow truck), find out who is plowing the other quads or duplexes nearby.
