One evening as I was drinking wine and randomly scrolling through Facebook, I came across a profile of an old friend who I haven’t talked to in years.

My question is after listening to the podcast and scrolling through some forums it sounds like majority of people are working with contractors not doing the work themselves.

As to being more receptive to advice: I have utilized quite a bit of what has been said already, but do not mindlessly accept everything that an experienced investor has to say.

I think I heard somewhere the average number of photos people look at is 5 before booking or scrolling to the next listing

You may also be able to stalk the social media of the top properties in your area, scroll to their first posts, and see if they did any shout outs to the team that helped them bring the property to market.

Stop scrolling social media and start checking houses that just sold on Zillow (MLS, propstream, and others if you can) and get familiar with the pricing; quality of properties/units; time spent on market; etc.

With everything going on though I don't know if the market might shift to be more favorable to it.I absolutely want to pursue house hacking if it's feasible, but I also don't want to mindlessly pursue it if the market doesn't support it.

You typically have to scroll a little further for the exact amounts which will be broken out by year.You should be able to find this info on your local county assessor website as well.
