Joining REIA groups in your area can give you some knowledge. 

The fire story could be legitimate, but in my experience "move ASAP" is often a red flag.When I first became a landlord, I was most scared of vacancy.

I’ve join a brokerage not too long ago and learned how to cold call.

Also, join STR/AirBNB groups on social media. 

.- In general, I see politics playing a rapidly increasing role and impact as stimulus and assorted actions have exceptional high probability of occurring induced from political motives, riding backs of legitimate economic standings, but amplified in there deployment via political motives.  

I am an Investor Agent in the Tampa Florida area and I found joining local REI groups through Meetup.com and Facebook. 

We currently are in the process of building this, and we have more projects that we are working on for other partners to join.
