They will need the articles of incorporation and bylaws to show that you are a managing member and are authorized to conduct the transaction.

I've tried vanity numbers, handwritten, logos, etc. they all performed poorly.

get a used pool table and put up a big school flag ( theyre logo mascot thing) take a picture and use it to advertise.

I'm not 100% sure how you would incorporate it into static marketing like mailers, however being a Realtor is a huge benefit to potential home sellers. 

Also his email is @gmail and his attorney is @outlook which is also odd to me as it doesn't incorporate their company name.
