We have such a healthy market normally and thats on top of the crazy influx of investors this year.I started with MLS, picked up 2 off auction, and now will probably be spending most of my time with off-market deals.My future goals are to connect with a multifamily broker to acquire some 2-4 unit rehabs.

@Rich Ramjatan thank you for responding.After 19 years I'm back on the field because our good work ethic boomers are retiring and haven't found a new wave.On a "try out" of partnership with my 10 plus year sub hanger, since the work force ain't around.Don't make me wrong I love doing it but I know I need to concentrate more on current and future customer to keep the name customer relationship healthy !!

If this happened, then that would tell me that they didn't do a very good job with the initial budget and the HOA doesn't have a very healthy reserve fund
