view=publicIt's a 3 bed 2 bath house, almost 100 years old, and the seller made a bunch of updates to the house (fixed roofing, foundation, re-ran electrical wiring, redid flooring, and interior paint) prior to me moving in.So far, I've added a dishwasher to the place, and here are my thoughts as far as other "value adds" go, but I don't want to invest the money if you guys and gals don't think there's much opportunity for a return on it...

We purchased the property because the 3rd bedroom is a daylight basement (3 story townhouse) with an ideal space on the top floor to add a 4th bedroom (seemed to be low hanging fruit for a future refinance).

I have every piece of land plotted within 3 miles of our target downtown districts in Columbus Ohio and miami florida. we focus on higher density, unlimited floor area, unlimited height deals or at least midrise for economies of scale. when you get to larger deals it gets pretty boring but the money is very easy to pencil and raise capital for
