Another way to bring value is with a quick close, but it sounds like you will be getting a loan, so you may not have the speed that a cash purchase would.

But obviously cash (and deals) tend to limit the speed of this growth.

Further, in this competitive market with cash buyers everywhere, the speed a private lender offers allows you to better compete with cash buyers.

That being said if you seek out properties that are ripe for creative financing while working to increase your income; you should be able to speed up the timeline for your first investment.

But you never know.To increase both the property value even further and to speed up the sales, we are currently building a two acre pond and will do some large boulder landscaping at the entrances on some of the lots. 

We started out buying near turnkey for the first two properties and looked at the trajectory we were on with those and figured out it wasn't going to really speed our path to financial freedom by the margin we wanted it to.

@Nathan G. correct, if I don't see positive sign in next few days, do you feel , I can try talking to realtor just to start thinking to sell... and have realtor visit the house (with prior appointment ) so tanent may start speeding up?
