I suspect in Omaha you can do very nicely on say 20k a month... and spend say 5% of your income on a toy.. still leaves you 19k a month to live on.. great house in your market probably all in is not more than 3 to 4k a month leaving you 15k for food and cloths.. so you can buy the car :)

There is only one situation that I can think of where I would even consider a tankless and that is where the current water heater location is no longer suitable (i.e. you need the space, or there is some safety concern).

You could also ask the bookkeeper which CPA does he/she collaborate with and then verify the competence level with with the CPA.If you are concerned about the safety of your financial documents, most cloud based accountants use software (Quickbooks, file sharing services, etc) with bank-level encryption.

Add a cast iron or aluminum fence around the pool for safety and charge rent high enough to include a pool company to maintain...maybe, I do not have a rental with a pool (above is our pool) but I could see it being quite a plus if safe and easy for tenants.
