This is all very exhausting looking for deals and crunching construction cost on each deal 24/7 I only have budget and time for four projects to manage at a time.

If it's a prime location, time is on your side.As to partners, I'd suggest you exhaust the possibilities without a partner first.

I recently (last night) read that 85 million US citizens live in HOA's...not (all) because they want to, but because little to nothing else is offered.I continue to ask for guidance and direction on this matter...I won't give up until I've exhausted every avenue...so I ask that even those who may not agree with my specific choice of livlihood...please consider helping me with my quest for a solution (other than saying don't live in an HOA)...;) Much appreciation~Shannon
