LVP is very durable.

You get the idea, when increasing the functionality, durability, life or ability to use the property we are adding economic values, this is where profits should be made. 

Have you found a favorite brand and line of carpet (or a few) that blend all those attributes?
Would like to have a standardized carpet for replacements...don't have one now.

I would keep the old cabinets , since they are solid wood and probably built crazy durable.

@Nick Weisend LVT will be your best bet for tenant durability, but I guess the type of flooring should depend on the type of neighborhood the duplex is in, in addition to the type of tenant you are hoping to attract.

The scope of renovations for a rental (more practical and durable) are often different than those for an owner occupant (a little higher end).

There are fairly durable non-slip grip tapes, but they will start to peel at some point and may create an even greater tripping hazard liability.
