I'd encourage you not to feel pressured to learn everything all at once as there is a lot of info to digest.

I'l have to keep studying as I prepare to pick up my first rental property, because a sound understanding of how changing markets can impact my investments in the long term.Can you recommend any good, digestible books on economics?

I'll try and break it down in a digestible manner. 

I am talking about digesting the 20% down + (lender fees + closing costs).  

I've been digesting everything I get my hands on, things like: Think and Grow RichMillionaire MindRich Dad Poor Dad7 HabitsE MythBigger Pockets PodcastCash Flow PodcastI've been trolling the BP forums pretty hard as well.

I followed the advice of someone on the forum to buy "The book on flipping" and "The book on estimating" which I will be digesting over the next few weeks.

Good stuff to digest.
