California is like no other place on earth, it's ridiculous!

It would be hard to compare to anywhere else except places like Palos Verdes, Malibu and La Jolla...and that is about it on the entire planet earth.

My time on this earth is limited (68 years old) and I want to focus my time and life on doing investments, even if it is single family type in the beginning.

But she's been a decent realtor over the past few years, and is also a personal friend, so the scorched earth option isn't where I'd start.

I guess you can halve studio rents for a lot rent and then google earth the number of homes on the property.  

I want to make life more simple as I get older and if I have a untimely departure from this Earth, I don't want to leave my 3 daughters with highly leveraged real estate.

You need to either come up with the cash or find a replacement to step into your position who can perform so your existing partner can realize his expected return.I feel strongly (and you may not) that as the nonperforming party you owe a duty to your partner to move heaven and earth to fix this, even if the end result is you are out of this deal.
