However, I can't currently qualify for a conventional VA loan not due to credit (750), but a fair amount of debt ($20,000) and very high child support as the only working parent.It is my understanding that residential properties (even fourplex units) cannot use current tenants' income to qualify for a loan (please correct me if I am wrong.)

My son has been severely disabled since he was a small child [he is 20 now] My husband and I spent hundreds of thousands of dollars looking for a miracle cure.[ now broke or would be doing more for him] We thought we had plenty of time to figure out how he could have a good future despite his disabilities.

One of the trends that I am seeing on the Southside (my stomping grounds) is, you have single mothers going out of state to get section 8, then transferring it after a year to move back to Chicago (smart move in my opinion).While sect. 8 is the way for the Southside, you also have the Eastside Condo Craze, as I like to call it.
