Showing out of area property for sale

Looking for input/suggestions/feedback on how to handle the sale of our property. 

We have a rental in Sacramento that we are considering selling with owner financing. When we purchased the property we lived within driving distance of the property and we have had the same tenant in since 2009 and we self manage. Since then we have moved and now live about a 5-6 hour drive from the property so obviously we cannot show it ourselves to potential buyers.

I'm wondering how others may have handled showings in this situation. We have asked the tenants if they would like to buy the house but they don't have the money for a down payment and having just had their 2nd child they are starting to outgrow the house. 

We don't have any friends or family in the area who can show the property for us either and I'm obviously not going to ask our realtor to show it when they won't be earning their commission on the sale.

I appreciate any feedback or suggestions anyone has.
