Pay for leads - run a ad campaign on something like Google Ads or Facebook (if you don't have a facebook page for your business, I highly suggest it. 

I'm debating trying to do the "we pay cash for houses" campaigns and source our a local buyer.

Hello EveryoneFor the majority of my Wholesaling Career I relied on realtors and other investors deals to share with my buyers I have never done an "Assignment" most my fees were referrals but as of late I just sent out my first 3000 piece direct mail campaign and does not have a clue what to do next.

I have everything lined up(mailing campaign, contractor, title company, etc.) except for the lender.

Just thinking it could be a waste of money to send direct mail campaign to homes that are underwater or have no equity if I am looking to wholesale.

I live in a pretty hot market so I always look for off market potentials via direct marketing.In the past 2 years I have had an every 6-8 week marketing campaign for some SFHs that ultimately went to other investors.

I have tested a few methods for finding myself leads- Google Ads, Direct Mail campaigns, Bandit Signs, Driving Around, Craigslist/Marketplace, Zillow, Facebook Ads, Instagram Ads, Buying lists, etc.
