You're not going to cashflow on a water front property and you may have issues with seasonality and/or demand in a very tourist-driven area.If you have an idea of where you'd like to invest and what the numbers might look like, a good way to test the waters is to put an ad on craigslist showing a potential property with the rent you'd expect to get and see what kind of interest it gets.For my rentals in Louisville, over the past 6 years I've had anywhere from 2-3 emails a week to 30+ emails per day depending on the location, rental rate and time of year.

Reason being is their market maybe overpriced or low rental rates or what not or maybe people don't want to go put in all the work, time and money to find fix and rehab a property as there's more to it then most can even think of. here locally you need a c of o inspection and lead test passed by the city.

Unless you've tested this and proven it doesn't work, it's irresponsible of you to tell people it doesn't.Real estate investment training is not a commodaty like a laptop or a book, yet hundreds of companies are spending hundreds of thousands a month advertising online to potential club members (I know this from years of direct experience doing this very profitably for clients).
