Oakland 94605 4 plex Question

Hello BP,

This is my first post on BP, looking forward to being a part of this great community and gathering all of the knowledge I can. I have a 4 plex (all 2/1's) in Oakland, California in the 94605 area code (above 580) which I have owned for about 18 years. Obviously rents in Oakland have been skyrocketing and, since I have not had a vacancy for awhile but will have one soon, I have a few questions around it.

1.  I have rehabbed the unit with laminate/tile floors, new kitchen cabinets, etc... is it worth it to go to the next level with the rehab (crown moulding, custom shower, etc..) in this area?

2. I was listening to the BP podcast #167 with Kevin Wood, he mentioned he used a designer to give him ideas on a property. Has anyone used one? Thoughts?

3. I am having a hard time determining a rent price because of lack of like inventory, any thoughts on where to start or how to determine the market price?

I will be attending the meet up in Milpitas tomorrow, hopefully I will see some of you out there. Thank you in advance.
