No I do not use a spreadsheet per se as you posted, however, I do analyze each comp and adjust the value just as an appraiser would based on differentials in lot size, square footage, bed and bath counts, design and layout, condition, amenities, year built, etc.

The auctioneer was inexperienced, lost (could not find the correct legal location of the auction, I had to call her on her cell), could not pronounce "situated", read the entire legal description down to the manhole cover on the SE corner of the property and was personable and pleasant.

Their are no financial requirements per se, just having the paperwork on the 2 deals in place and having a title company experienced will be enough.
