I thought you first estimated on a PSF basis how much the rehab would cost to come to a purchase price (PP+Rehab=70% of ARV), but does it not make more sense to do the inspections first and then have contractors bid on the total project cost with more accuracy?

You should create disclosure form, with your RE Agent.Then when you are near the finish line, check again with the lender/TC to account for *everything* that you listed above in the form of Estimated Closing, check for accuracy, I always 80% of time found mistake in their number.There's no such thing as "walk away" BUT you have to document everything in written in form of disclosure, signed by both parties, that both TC/Escrow and lender has to understand.

Which is fine.However, you have to ask yourself where the data is coming from while also weighing other factors such as price/accuracy.To me accuracy is most important because you don’t want to pay for bad data or waste your time/ money marketing to the wrong people.The other person that replied said they tried it and got 30 accurate number out of 100, YIKES!!
