While not a complete list, the following facts, coupled with the tenant being gone, are circumstantial evidence of a tenant’s intent to abandon: rent is unpaid; can’t contact tenant after repeated attempts over time; no one has seen the tenant; the tenant’s vehicle is gone; utilities and/or phone is disconnected, or has been transferred back to the landlord or community; all food has been removed, or remaining food is spoiling; toiletries removed; most furniture has been removed, especially beds; mail is stacking up, or is forwarded; children have not been seen, or are not in school; storage locker emptied; clothing removed."

This should help accelerate the process of getting electricity back on at the home.Tenant recieved the following support (partial list)Red cross $130 debit cardAlso paid for hotel @ $65 x 3Red Cross also offered to fund $400 towards deposit for new residenceThe school also provided financial assistanceUnited way offered referrals to local agencies, but no direct helpReferred tenant to contact catholic charities - known for being helpful---------------------------------------------------------------------------------------------------------------Part 2 - no specific order2 Big errors made:Missed a spot where water accumulated in the basement (in a pile of clothes and junk that hid it very well) and is causing mildew issuesWAS NOT PRESENT FOR AN ELECTRIC TURN ON.

I would have a section on the lease that points out whether they do have coverage or are declining coverage to CYA in case there is a loss and they starting asking you to buy them new clothes and a flat screen (which I've also seen from clients).

Most of their parents' belongings, including clothes, furniture, appliances, and junk, were still in the house, but from what i could see, the house looked like it would be just about ready to live in once everything was removed.

My daughter has trouble living with anyone, even best friends -- so if you get upset at someone leaving a coffee cup on the counter or clothes in the dryer, bringing other friends in the house, etc., then maybe find an alternative to renting out a room.

So if you go any of about 5 national clothing chains I've worked with in the past few years and complain that they're always out of something, there's a decent chance you're griping at me.I sold out in Kentucky a few years ago and moved to Florida.
