I feel for the OP as far too many first time buyers get into these 203K type deals where they are purchasing retail then spending 50-100k or more with zero construction knowledgeOn a side note, we are in Key West for a month then heading to North Carolina for a wedding but we plan on spending a few days in Charleston. 

Instead of paying out all my BAH during my 8 years in the military I would have definitely bought in Manhattan, KS; Southern Pines, NC; Columbus, GA... oh well!

(Pretty proud of that deal) and I bought a manufactured in a beautiful scenery in NC.

We recently bought a 4-plex in Florida, it has gone well so far.  We are looking to buy another, but maybe focus on Investing in more of a Vacation Rental this time, as we have 7 long term rentals and we feel our cash...
