I would urge you to look more closely at your possible markets and try to grasp more of what I am certain are their own complexities.

I will personal message those who said some things that I don’t understand or quite grasps.

To get a grasp on what I am thinking is either a multi family property would be my first go to or am also ok with a SFH and renting by room or have an ADU on the property.

You ask a lot of great questions, and I have lots of thoughts to share, but first I want to clarify one thing that took me sometime to grasp when I was first learning.

I know I've spent a lot of time with potential investors only to learn their only investment interest was in the stock market.Having your foundation for raising capital in place prior to signing a deal may be an easy concept to grasp, but developing that foundation takes planning and hard work.

So I have this scenario:Tenant early termination, fee = $800 (equal to one month's rent)Security Deposit = $700 He is entitled to security deposit as per condition of unit, however he has not paid the early term fee, hence he is not cleared for the security deposit if he owes us $.He is not grasping the concept of, why can't he just pay me $100 (the difference) and call it a day?

Simply adding extra sources are most likely neutralizing the profits you make from one better source because you are losing money on the second source.The lesson here is this....SOOOOOO many people/investors just can't grasp the one simple concept of lead generation.Motivation!!!!!!!
