During much of that time I did not have a license, my business was lending and the activity I was involved with was in disposing of collateral or properties that I acquired through various transactions.IMO, you are not a party to a contract that has an intent of selling a property owned by one party which is to be sold to another party.

The inspection required the landlord to clean/replace the carpet, repaint some cabinet doors that had chipped paint, repaint some dirty walls, and replace the non-working garbage disposal.

Since you have an empty storage unit, move it in there and leave a note saying that the thing has been removed and for the tenant to contact you if they want it back, otherwise after 30 days it will be considered abandoned and disposed of.
