Tenant storing things in common area. Can I put it out?

I have a tenant who recently moved into my five unit building. He has stored a large piece of work out equipment in the common area next to the washer and dryer. I have small storage closets for each unit and even an additional extra large storage unit for Rent. I put a notice on his door 3 days ago to remove the personal items. I even called and told him to remove it by Friday 12:00. My question is if he doesn't remove it him self can I set it out on the curb? The last thing I want is all the tenants to start storing stuff there. Thanks for your input.
