Hello James,I am not sure if it was mentioned here or not but Section 8 tenants are backed/insured by the government as far as damages go.

Living and investing in a high and hot rental market as in Toledo, OH, a new local city government trend to cash in is "Lead Inspection".  

The government by manipulating markets to keep interest rates are creating artificial market bubbles.Subprime was just the instrument for money to circulate into the real estateHedge funds are the new instrument that replaces the subprime.

The above two mentioned government interventions in the market killed those type loans.  

One of the first things i request all my Foreign national clients to do is attain a tax ID Number and a government issued document bearing a photograph.

But remember, this is our government and they are here to help us! 

If I was to offer an investment vehicle that guaranteed an agreed upon return which would be backed by Real Estate (SFR), the local Government, and an option for a company buyback if the homeowners didn't pay the agreed amount:1. would that be something you would be interested in?

There's extra capital needed to remodel the 3-5th floors, but I don't know what kind of options there are for funding that.The area is on the border between downtown and a less friendly neighborhood, but the city just got a big government agency to move in about a year or two ago.

@Logan Pradon,It's my understanding that MLO not holding a real estate license are governed by the DBO.

Many of my tenants jobs are in local government and schools so those jobs are going nowhere irregardless of the economy.
