There are all sorts of volunteer opportunities where you can tutor young adults or work as some sort of life coach.

Ideally you can volunteer / partner with someone with experience and greatly speed up your learning process.   

The coverage and limits seem to be close so I would check to see if the fire protection for the two properties are significantly different (ie. one has hydrants and paid fire dept vs. no hydrants and volunteer unit). 

So if you're going to do this, make sure you gather all the information you can....volunteer at a RE office as a weekend assistant, volunteer at Habitat For Humanity as a jobsite gofer, read every book you can get your hands on, even take the courses for RE and GC licenses (even if just for the info).No one is trying to shoot down your dreams, but realize that we've all done this for decades and seen (and experienced) the heartaches.....

As an LP, however, you are really on the outside looking in.But if you know you want to learn the business, try to find a sponsor/syndicator who will let you volunteer to help the team out on a deal.

Work/Volunteer for someone who is involved in Real Estate.

Perhaps volunteer to help, but you will learn this business much more quickly if you work on another team on multiple deals and read the books at the same time.
