Our company subscribes to a pretty robust analytical software that seems to be fairly accurate on projected rents. If you shoot me a PM with the full address and number of bedrooms of the property you are looking at, I'll send you back the $ number, as I have time. I wouldn't bet my life on the number, but you might have another data point.
