The owner told me that I could see the house anytime because the back door is unlocked (sounds shady) I didn't feel comfortable traveling that distance not knowing what I would be walking in to.

Ive always been thankful for "hard money", as its helped fund were there was a shortfall, allowing us to unlock equity in our free and clear properties with a quick turn around, but would like to find a new investor to work with directly, with all the same principles and protection.We will pay all fees for setting up notes and mortgage deeds, title fees, closing cost etc, inspections and any other due diligence related cost.

If its homes and your to far away or don't have the time then I suggest your only alternative is a property management company as any loss due to leaving a door unlocked or a window open would be covered by their insurance!

Around noon, I figured I would go to the property to put together a renovation plan.With a grin on my face, I unlock the door, and upon entering, I hear a very subtle buzzing noise coming from the direction of the basement.
