Remote showing of property

Hello . Looking to manage my first few properties remotely until I can hire an employee to handle it for me. I'm finding lots of resources as far as managing the property , but when it comes to things that must be done in person , I know there are "freelance" workers and freelance websites out there I just can't find any except computer based stuff. What recommendations / advice would you have for showing a property , and any "in person" tasks that I can hire remotely for. Also , any advice tips / hints for managing remotely would be appreciated as well . Thank you Sean thompson Owner Inopii holdings llc

@Sean Thompson I understand the reason for self management, but I would think twice about those zip codes.  38107 has some good areas, but really rough areas too. 38108 is rough all around and vandalism is common.  Really, if you had a vacancy of 30 days +, I would say your chances are greater then 50% to be vandalized.  I think that would stress the crap out of me if I were out of state. I am a property manager and not saying this to try to capture your business; we do not manage homes in that zip code because of the challenges--for instance, if I had to go out to 38108 for any reason at 2:42 CST, I would push it back to 7:00AM tomorrow. You need a manager who knows how to go into those areas; the khaki pants, button down shirt, Cole Haans and a Denali is not the way to roll into 38108. There are some good managers on this link, I would reach out to them. James Martin and Douglas Skipworth may even own homes over there.

One thing to ask with your property manager, "do you reply all emails everyday?"  That is something I tell my staff.  Do not leave until every phone call is returned or email replied.  Even if it is a simple "Thanks for sending the email, I do not know the answer at this time, but will follow up with you tomorrow morning."  Just something to let the out of state investor know that the email has been received and thought about.
