Our differences is we still need counsel in other states, but if it was state specific I would look at overall:1.

My state has a specific law about "contractor fraud".

But if you have a cash buyer who is specifically looking for income property, and even more specifically a vacation rental property,  I firmly believe that there is a value add from having a working STR there.

Eliminate debt, establish a budget, and save.

I will consider taking this route though especially if I can’t find a duplex in my budget.
