Making only $4000 a month for a capital outlay of $900,000+ is poor investment and so you would have to take a large discount in order for most note investors to get involved especially if these are second liens.  

I'm wondering if anyone has had any luck negotiating bulk orders of flooring at a discounted price.

However, it seems I can buy a shipping container of vinyl plank flooring direct from China at a significant discount.

Even though a photo is within the sizing limits, sometimes just resizing it for the sake of whatever the software is throwing at you, finally works.

Use good automation - a PMS, and a good pricing software.
