Tenant will have to maintain or repair appliance at their expense with Landlord’s consent OR Landlord will remove same from the premises, if Tenant does not want to maintain or repair them.

Also, I would be careful of allowing your tenants parents pick up her things without her consent. 

Primary residence should be in you and your spouse’s joint names or in a revocable living trust.

@Dave Foster, Circling back from a discussion a few months ago re: changing the name on a potential 1031: Another option is for me to change my current residential SFR from my name into a revocable trust my wife and I have for our kids.

When representing Sellers, we routinely put clauses in the contracts that specifically prohibit assignments without the Seller's consent.

Check to see if it's legal for them to give consent for the background check.My understanding is that minors can enter contracts, they're basically unenforceable, though. 

Would it be illegal to send flyers out to tenants living in an apartment complex and in the flyer show the apartment complexes current prices compared to say... living in a mobile home? Or even an estimate on how much...

Or better yet, option the property with consent to pull permits, then once you have it subdivided, sell it to 2 home buyers at the same time and close with your option and you will be dancing!!!!!!!! 

Use a contract that allows for assignment w/ out the owners consent.
