assignment of contract " the process "

I'm just starting out , hoping to meet other investors in the area. I just need to know how the assignment of contract works. Correct me if i am wrong. I secure the property with the Purchase and Sales Agreement , put a small amount of earnest money with the title company within 2 day of signing the Purchase and Sales contract with the owner of the property. Second get my end buyer who is interested in the property ,go back to the Owner of the property , fill out the Assignment of Contract and have all three of us sign it??? fill out another Purchase and Sales ?? this is where i am confused...
