As far as screening tenants for a long term rental, what about having a Property Management company do the advertising and screening of tenants?

I looked at land and on same street there are rentals renting for 200 less than people being advertised higher I'm like wow people are going to be taken advantage of. that was in October I'm sure it's even worse now 

The duplex was vacant when we bought it so I’ll be advertising for a tenant soon. 

If you consistently analyze properties, recognizing a good deal will be much easier when it shows up.

Right on @Don Konipol: And another big one is that advertising a property for sale that you don't own, is called "being a real estate agent".

For example, we recently had 3 vacancies that we had to fill at once and some inquires slipped through the cracks since we advertise on multiple platforms.

captial partner is probably what your looking for.I would advertise on Pace Morby's facebook lots of beginner investors on that site that might do deals like this .. most experienced investors wont do gap funding based on risk. 350k unsecured line from a bank is really good those are hard to get.

Lastly, I do recognize a  few names on here that responded. 

It is just false advertising in fact. 

I've noticed a lot of coffeehouses decorate their spaces by advertising local art that customers can purchase.
