You have to build relationship and rapport with everyone involved including sellers, contractors, vendors, buyers, tenants etc.The best thing to do is get to know a couple of reputable contractors by taking them to breakfast or lunch and offer to pay them for their time to give you estimates on properties you are considering.

With 75% LTV for multi, there was no possibility to cash-out refi or even rate/term with how low that appraisal was.I'm saved by the high appreciation in that area (hipster coffee shops & Vegan breakfast cafes!

you want to know these things- high ceiling it's a drop, regular type ceiling it is flush or small drop), some sort of pendant light for the breakfast area, flat flush mount light for the kitchen area (not the over the sink light), new 6 panel doors unless you are going retro in which case it is usually better to stay flat doors, etc...

The are going to run a bed and breakfast out of the home when it is completed, however I believe that investing the larger sum now would be a significantly better option.
