Does anyone have a google sheet or excel template they’d be willing to share that crunches AirBnB’s exported data to quickly reveal booking lead times and adr and average nightly rates? Looking to use all my data to fine tune my pricelabs rules

I pretty much price all my STRs the same.  There is "Executive Quality" which is $250 x all the beds in the house; and there is "Affordable Furnished" which is $200 x all the beds in the house.  That number is the weekly rate. I generally don't take reservations, they are rented on the day I show them.  Minimum stay is 1 week, but the average stay is probably around a month.

My tenants aren't your normal tenants.  They are refinery contractors.  Big burly guys that chew tobacco for breakfast, drive jacked up 4x4s, and probably have a scorpion tattoo on their neck.
