the only way that would bother me is if it was a flip and it was going right back on the market then thats an issue.. if the property numbers still hit your target returns the 10k will be long forgotten 10 years from now when the property has been positive cash flow the whole time and has gone up 20 to 30% in value..

Hey y'all,I've hit a little dry spell recently and I'm looking to pick back up again.

It wont be as easy as b grade and things like unreimbursed utilities and tenant caused maintenance will take a bite out of profits but it is feasible and uou can make money and probably hit the 1% rule with a lower entry point. 

Once winter hits I'm assuming the water activities die down quite a bit. 

We have a great team that does our personal home and a lot of our tenant move out cleans, few options here just hit me up.
