NO risk infinite returns for the contractor to me it does not get any better.no stress of going through a mortgage situation and being on the hook to pay a lender back cash flow goes out instead of no payments..

The owner provided a book with pictures of everything (every shelf, every draw, every cabinet, etc) to make sure it was all in its place and we were to put everything back before we left.

Hi @Stephen Stokes there are many local banks that can offer loans in Arkansas.Most are offering "off the shelf" terms like 5 years balloon, 20 years Amortisation and interest rates between 5.75%-6.25%. you will need to shop around and negotiate from there. but remember with these local/ community lenders it is a lot about relationships.
