Keep looking for agents who are willing to help and know about investing.

Buyer agency agreements are rarely enforceable and are just for agents to feel more comfortable about the relationship, but they can't restrict your free will as a human to work with who you want.

In low dollar areas it is common for agents to have a min. commission so if the 3% doesn't cover the min. charged by the buyers agent then the buyer is typically responsible to make up the difference.  

Take off 5% for agents, that is $13,000, leaving you with $47K after deduct what you put into deal.
