My buyer's agent is not hustling for me - PLEASE HELP!
I came across an agent on BP who is supposed to be knowledgeable about investment properties. I'm a newbie and looking for my first multi family to buy and hold and some cash flow. He found me an off market deal that fell through because after I insisted that I wanted proof that the ADU is permitted, he did due diligence and concluded that it was not permitted so we backed out of the deal, which was listed by his friend from the same brokerage company. My guy reassured me that there will be other deals. He said he was gonna set me up on automatic MLS notification thingy. The thing is that since this off market deal, his response time has dramatically slowed down. I have had to prompt him for him to get me the listings and I would tell him the properties I like and he would be unresponsive for hours giving me no feedback until I finally prompted him. I told him I understand we are busy but a one-word acknowledgement that he got my message would make me feel better. He always said "it has been a crazy busy day" and I'm in the middle of working on my stuff. A day would go by and no response until I prompted. Then he would write a long email detailing each of the properties I liked, the location and the rental projections, all of which I appreciate of course. Then he said he made calls to the listing agents for showing. Then the weekend came and I'm sure I won't hear from him again until Monday.
My question is: is this typical? I feel our personalities are clashing because I'm type A and I'm a hustler. I don't diddle daddle with my time and if I'm busy I would get help or I won't take that client. How responsive should an agent be? I am aware we all have lives and we don't work 24/7 and I can understand if you're just working by yourself it's hard to see a bunch of properties in one day and driving from place to place. Are my expectations realistic? What's the norm? Do agents use the weekends for see properties? I'm in SoCal, and things move quickly here and I don't want to miss out.
Thing is he made sign a buyer's rep agreement and I did it without checking carefully that he wrote the end of the term Dec 2021 which is 8 months from now. WTH? I was so dumb. I was too excited about the off market deal and just went ahead and signed that thing. I'm so upset with myself now, but I just don't think I can tolerate his snail's pace. How can I get out of this?
