Mike,In my limited experience with property managers the usual flat fee is around 10% of gross income so if you are basically hiring them as such that might not be a bad place to start.

Rents went down in 2017 and pretty much stayed flat.

At their current rent it is nearly flat ($250/mo) for COC return (after reserves).

Not sure if I want to hang my license with a flat fee company to have access to the MLS and maximize return in investements.  

Your agent may willingly bow out or may agree to some small flat fee to represent you.

If the building is brick bring a good mason who can point out possible pointing issues, pushing walls, failed lintels, etc.If you have a flat roof or even a normal roof have a good roofer check it out.

Hi all, I've been looking into purchasing a 6 flat in the east part of Chatham and possibly Avalon park.

From my research right now, I've spoken with SunWest Trust & it's a flat fee of $275/year after a $50 start up fee.

My last several have been belly to belly with the seller, no agents, so my data may be like me - dusty and outdated :)
