Hi all,I'm looking at a prospect that has a fireplace chimney that's separating from the house. 

Cost summary through framing phase $43,149:Framing lumber $18,376Framing contractor $15,010Other costs $9,763: Builder's risk insurance, shingles, fireplace, water tap-in, misc.

My boyfriend and I currently own a condo in north county San Diego that we purchased in October 2019. since owning this property, we have renovated (all new LVT floors, upgraded fireplace, upgraded staircase, new kitchen, new bathroom cabinets) for a total investment of about 40k.

Also putting a 60 inch TV in the family room over the fireplace.

In their offer letter, they pleaded that we pick them because all they could think of when they walked in the house was hanging their Christmas stockings on the fireplace mantel. 

I'm looking for some feedback on the details below:1. 1968 Ranch/tri level like house, 3 bed/2 bath per side, newer roof, water heater, fireplace, two stall garage (separated sides), listed at $210,000. utilities are divided.

I wouldn't put too much money into it, probably paint the kitchen cabinets and move some other things around in the kitchen, update the bathroom (possibly a gut-job), update the fireplace and flooring throughout, and paint the other rooms.

I would then use hardie vented soffit for all the exposed soffits and trim the face of the soffit (behind where the gutters should be mounted) with 1x6 pre-primed wood trim and paint to match trim. replace the garage doorI would replace all the windows and doors. remove the shutters fill any holes from screws.I would paint the brick fireplace and add a simple mantel (like the picture of the one we painted and added a mantel to) Here are the before and after picturesDo you have an estimated idea in your head for what you think it will cost for the project?

Is that a pass-through from the family room (the one w/ a fireplace) to a bathroom??
