I've never heard of a hard money lender going after anything other than the property in the event of a default and since it's a business endeavor I don't see it affecting your personal credit, but you might want to ask around and get more opinions to ensure that's the case.

You might be able to sue them personally, but if they don't have much it may not be a worthwhile endeavor.

Just want you to know it’s doable and don’t listen to negative people who take shots at your real estate endeavor.

$150K goes a long way in San Antonio, but I agree with the other comments that flipping should be more of a local endeavor.

(Granted, on your first rental, the idea that you might only have returned $2,000 in profit after a year is hard to swallow but as you accumulate more rentals, and the rents rise, it becomes easier especially when you factor in the appreciation.)Just my 2-cents worth.Good luck in your investment endeavors!
