I see my mistakes are being desperate to rent I rented to almost the first person that came along.  1st person started dealing drugs and brought in pit bulls that ate the baseboards and cabinets.

I once lived in an apartment building and the guy downstairs was so extremely disgusting (cats drinking from milk in bowls of cereal he ate the night before) so I wrote a letter to the landlord explaining ALL that I saw (he left his door open often) and that we were now seeing roaches in my friend's unit across the hall from me and that I would not be happy if roaches started to appear in mine.

At any rate, if some tenant decides to ever sue you because their kid got sick and the tenant is claiming it's because the kid ate the dirt in the yard and it was contaminated - you have the paperwork from the city saying it was dealt with legally.
