To the east is Merritt Island which technically I could find properties that sold within a few miles but Merritt Island houses do not sell for the same prices as the rest of Brevard County as it is a desired location so prices do not compare. 

Most of them are C class with 8 of the 38 units probably D class being in the least desirable area of town, but the pattern is the same.

Some people will say 3 bedrooms are highly desirable while others will say 1 or 2 bedrooms are best.

absolutely. lots of folks looking for that size rental for multiple months . that is a desirable size. not too large, not to small..

Each Realtor, agent or Brokerage may work for whatever compensation they desire and must outline it clearly in their agreements with their clients.  

There is not a specific type of client that all lenders desire since every one has a different credit box.

Our plan is to use the place some ourselves, so it needs to accommodate a family, hence the desire to look for four bedrooms. 

The areas would probably be a little less then desirable but can still work.
